Property developer marketing and software — website, sales CRM and campaigns in one place

Development website · live site plan · 360° tours · viewings · sales office CRM · SEO/AEO · Google Ads and Meta

Property developer marketing covers everything that takes a buyer from the first search to a viewing at the sales office: the development website, content, visibility in Google and AI assistants, ad campaigns and the system your sales team uses to handle enquiries. Primessio delivers all of it in one place. We build the website around a site plan whose availability and prices update themselves, with 360° tours of the interiors and online viewing bookings — and we give the sales office a panel with a buyer pipeline, a viewing calendar and prices with a full change history. On top of that: content, SEO, and Google Ads and Meta campaigns that we run for the developer and measure from day one.

What a developer gets from Primessio

Each piece can be ordered on its own, but the real value comes from the website, panel and campaigns sharing the same data. A price changed in the panel shows on the site plan at once, and an enquiry from an ad reaches the sales team with the name of the exact home or apartment.

A developer website that leads to a viewing

The typical development website is a brochure with a PDF price list and a form whose messages land in one person’s inbox. Buyers can’t tell what is still available, and the office answers the same questions by phone.

We build developer websites around the site or building plan: every home or apartment gets its own page with floor plans, price, status and a viewing button. The site is static and fast and reads availability from the sales office panel, so nobody keeps the same data in two places.

Visualisations and 360° tours

Buyers want to see a room before it is built. We show your visualisations in galleries on each home or apartment page and produce 360° tours from floor plans or visualisations — shell-and-core or furnished, with a clear note on what the standard includes.

The tour opens from the floor plan: click a room, look around, move on to the next one, while a mini floor plan in the corner shows where you are.

Enquiries, viewings and a CRM for property developers

Buyers pick a free slot at the sales office or on site themselves. The confirmation arrives with a calendar file, a reminder the day before, and cancelling takes one click and frees the slot for someone else.

The sales office works in a panel that acts as a CRM for the development: a buyer record with notes and history, a status pipeline from first enquiry to sale, a viewing calendar, slots added in series and homes or apartments with prices. Only the developer changes prices, and every change is logged. Already have a CRM? We can send enquiries and viewings there instead of building a separate panel.

Content, SEO and AI visibility

Buyers rarely search for the development’s name — they search for a home in a given area, within budget and with the right floor space. We build the keyword map from Ahrefs data and assign it to pages: home types, the area, the buying process and FAQ. Add structured data, language versions with correct hreflang and an llms.txt file, and the development also shows up in AI assistant answers. Copy is transcreated for each market, not translated word for word.

Google Ads and Meta campaigns for developments

Advertising a development works when the ad lands on a page that answers its question straight away: is the home available, what does it cost, when can I see it? We run Google Ads and Facebook and Instagram campaigns as a service in the developer’s own accounts — from structure and keywords to ad copy, audiences, budget, remarketing and reporting.

For Pinea we prepared a full campaign template with a calendar of sales phases. It is not running, because the estate is fictional — for a real development we launch it with conversion tracking from day one.

How we work

We work in stages, and each one ends with something you can check on the live site.

  • Call and analysis: the development, sales phase, buyer profile, materials and the tools you already use.
  • Concept: site structure, development data (types, homes or apartments, prices, statuses), keyword map and campaign plan.
  • Development website: site plan, home or apartment pages, visualisations and 360° tours, content in the languages you need.
  • Sales and panel: enquiries, viewing bookings, buyer messages, a sales office panel or an integration with your CRM.
  • After the contract: a buyer portal with construction progress, the payment schedule, documents and fit-out change requests.
  • Measurement and campaigns: consent banner, GA4, conversions, launch of Google Ads and Meta campaigns.
  • Growth: reports, campaign optimisation, new phases of the development and further modules.

Price transparency and the partner programme

In Poland, since 11 July 2025 developers must show the price of every unit and the price per m², the price history and other payments on their website, report these data daily to the dane.gov.pl portal and put the prices page address in every ad and offer. The Primessio portal does this from the same data as the site plan and panel: a prices page at a fixed address, a price history on each home page, a daily CSV file in the Ministry of Digital Affairs template, an XML list and an MD5 checksum. It switches to the data structure of the regulation due to apply from 11 November 2026 by configuration; the developer registers the source on dane.gov.pl at launch.

Estate agents and independent sales agents work in a partner panel. An agent registers a buyer, the system checks for duplicates by phone and e-mail and answers — accepted, already known, or a conflict for the developer to decide, without revealing whose buyer it is. A registered buyer is protected for 90 days and a completed viewing extends it. The developer sets the commission (a percentage or an amount) and tracks it from accrual to payment; the agent gets a referral link, printable home cards, a price list and photos with current prices.

Buyer portal — service after the contract

After reservation and contract, buyers call and email the office with the same questions: how far the build has got, when the next instalment is due, where the floor plan from the contract is, what happened to their fit-out change. The buyer portal answers them in one place. The office creates the account from the buyer card, and the buyer gets an invitation link by email.

The buyer sees the construction progress of their home: stages with a planned or actual date, a description and photos published by the developer. The payment schedule lists instalments with the amount, due date and status, the total paid and the amount outstanding, and an email reminder arrives 7 days before each due date. The schedule is information only — the portal does not take payments. Home documents (contract, floor plan, technical sheet, handover report) download as PDFs.

The buyer submits a fit-out change request with a description and a file, and the office answers with a cost and a date or with the reason for declining; the developer can add an accepted cost to the schedule. Files are checked by content, photos are re-encoded without EXIF data or GPS location, and PDFs with active content are rejected. The portal runs in Polish and English.

Proof: the Pinea sales portal

Pinea · domy pod lasem is a Primessio concept project — the estate, prices and buyers are fictional, but the website, viewing bookings, sales office panel and tests work exactly as we deliver them to clients. The demo site is open: try the site plan, the 360° tour and the prices page; the sales office panel, the partner panel and the buyer portal open after a short form. Scope, process and technology are described in the case study of the residential development sales portal.

What we don’t promise

We don’t promise a number of enquiries, units sold or a return on ad spend — those depend on the development, location, price and market. We promise a clear scope, a system where nothing slips, measurement from day one and reports that show what works.

Frequently asked questions

What does property developer marketing include?

Everything that takes a buyer from search to viewing and contract: the development website, visualisations and 360° tours, content and SEO, Google Ads and Meta campaigns, and the system the sales office uses to handle enquiries. At Primessio one team runs all of it.

What should a property developer website have?

An up-to-date site plan with availability and prices, home or apartment pages with floor plans and visualisations, a 360° tour, the area and buying process, FAQ, viewing bookings and language versions for international buyers. Availability should come from one source, not a PDF updated by hand.

Do you produce visualisations and 360° tours?

We produce 360° tours from floor plans or from your visualisations — at developer standard or furnished — and embed them on home or apartment pages. Your visualisations are shown in galleries on the development website.

Do you offer property developer software with a CRM?

Yes, for selling a development: a sales office panel with buyer records, a status pipeline, notes, a viewing calendar and prices with change history. If you already use a CRM, we can send enquiries and viewings there instead.

Does the portal handle Polish price transparency and the dane.gov.pl report?

Yes. A prices page at a fixed address shows the price and price per m² including VAT, other payments and the price history of every home or apartment, and once a day the portal prepares the dane.gov.pl report: a CSV file in the Ministry of Digital Affairs template, an XML file list and an MD5 checksum. It switches to the structure of the regulation due to apply from 11 November 2026 by configuration. The developer registers the source on the portal at launch.

How does the partner programme for estate agents work?

The developer invites the agent to the partner panel. The agent registers a buyer, the system checks for duplicates by phone and e-mail and answers: accepted, already known, or a conflict for the developer to decide — without revealing whose buyer it is. The developer sets the protection period (90 by default), and a completed viewing extends it. The agent gets a referral link, materials with current prices and a view of commissions; the developer gets a log with the date and time of every registration.

Does the buyer get their own portal after signing?

Yes. The office creates the buyer’s account from the buyer card, and the buyer gets an invitation link by email. In the buyer portal they see construction progress with dated stages and photos, the payment schedule with the due date and status of each instalment, the home’s documents as PDFs and their fit-out change requests with the office’s reply. An instalment reminder arrives by email before the due date. The portal informs about payments but does not take them.

Do you run Google Ads and Meta campaigns for developments?

Yes. We set up conversion tracking, build and run campaigns in Google Ads and on Facebook and Instagram in your own accounts, optimise the budget and report on results. The ads land on home pages with viewing bookings.

How much does property developer marketing cost?

We don’t work from a flat price list. Cost depends on the number of homes or apartments, languages, 360° tours, panel modules and the campaign budget. We prepare a quote after a call, once we know the development and the materials.

Is Pinea a real development?

No. Pinea · domy pod lasem is a Primessio concept project with a fictional estate, prices and buyers. The website, viewing bookings, sales office panel, partner panel, buyer portal and tests are real and work exactly as they would for a client.

Who owns the website, data and ad accounts?

You do. The code, domain, buyer data, Google Ads account, Meta ad accounts and analytics data stay with you; we work with the access you grant.
